管理組合に当事者意識を持ってもらうためには、

まずは大規模修繕工事を行うことの重要性（必要性）を

理解してもらうことが大切です。

管理会社のフロントマン（担当者）の方のよくあるセリフ。

「そろそろ、大規模修繕工事の時期が近づいてますので、

考えていかなければなりません」

ちょっと待って下さい。その前に・・・

「なぜ大規模修繕工事を行うのか？」

「何のために、大規模修繕工事を行うのか？」

ということを、まず先に説明すべきではないでしょうか。

マンションにとっての一大イベントである大規模修繕工事の

そもそもの必要性も説明しないまま、事務的に10年程の周期が

くれば管理組合に提案する。。　　

これでは当事者意識が高まるはずもありません。

（管理会社にとっては、むしろ高まらない方が好都合と考えて

いるから事務的なのかもしれませんね）

「そんなこと言っても、みんな無関心だし。。」

お気持ちはわかります。

しかし、大規模修繕工事を取り組むにあたって、管理組合の当事者意識を

高めていく為には、まずはそれを行う意義を知らなければなりません。

まずは理事メンバーだけでもイイので、知ろうとする機会を持つことが

大切です。　

（セミナーに参加したり、専門家に相談したりするのもイイでしょう）

実際、当社でサポートをさせて頂く場合にも、ほとんどのケースで、

まずは理事メンバーに、大規模修繕工事の重要性をご説明させて

頂きます。

そうすることで、大規模修繕工事という一大イベントの重要性を知り、

その一大イベントの成功に向けて、自分達自身が関わっていかなければ

ダメなんだという当事者意識が芽生えるのです。

そうすると、始めてお金の話が現実的な問題として出てくるのです。。
